If it’s attractive and in good shape, you’ll not only feel proud to show it off but also enjoy a higher property value once it comes time to sell. That makes driveway replacement a great option for many homeowners in Southeast Florida. 

A number of different materials can be used to make driveways in our area, but pavers and asphalt are two of the most popular options. To help you decide which one is best for your new driveway, we’ll explain some of the key factors you’ll want to consider when making your choice.

Before we delve into the benefits and drawbacks of pavers and asphalt, it’s important that we identify some of the most important climatic factors you’ll need to consider when making your choice — specifically as they relate to homeowners in South Florida. 

A few of the key factors you’ll want to consider include the following:

Heat & UV Exposure

No matter what material you choose for your new driveway, it’ll need to stand up to South Florida’s sun and scorching temperatures. 

Unfortunately, asphalt tends to become very hot in direct sunlight. In some cases, it can even soften or become sticky on especially hot days. Pavers, on the other hand, tend to handle high temperatures quite well. They retain their structural integrity in strong sunlight and even reflect a considerable amount of sunlight (especially when light-colored pavers are used).  

Heavy Rain & Drainage Issues

Extreme heat isn’t the only environmental challenge you’ll want to consider for your new driveway; you’ll also want to think about the torrential downpours South Florida often receives. 

Once again, pavers tend to outperform asphalt in this regard. Water can drain through the joints between individual pavers when properly installed with a permeable base system, allowing for better surface drainage. But asphalt is impermeable, which can lead to water ponding if the drainage and slope aren’t properly established. 

Soil Movement & Settling

Shifting soil is quite common in South Florida, thanks to the combination of our naturally occurring sandy soils and the fill soils used during the construction process. And because shifting soils are one of the most common reasons that driveways become cracked or fail outright, this is a very important consideration. 

But pavers are once again the easy choice, as they create a flexible system that can respond to shifting soils. Asphalt driveways, on the other hand, may lift and crack when the soil moves. 

Durability and Lifespan Considerations: Asphalt vs. Pavers

Installing or replacing a driveway is a significant investment, so most homeowners want a durable material with a long lifespan to maximize value. This is another case in which pavers are clearly the superior option. 

There are many types of pavers available — including travertine, marble, and brick — and while each has its own typical lifespan, most last between 25 and 50 years. They are generally resistant to cracking, but if they become damaged, it’s relatively easy to replace individual pavers. 

On the flip side, asphalt driveways only last about 15 to 20 years in South Florida. They’re also vulnerable to cracks and edge chipping.

Maintenance Requirements for Asphalt and Paver Driveways

While driveways may not require the same kind of maintenance as your lawn or landscaping does, some kinds can require periodic upkeep to keep them looking attractive. 

For example, asphalt driveways must be resealed every three to five years, and you may also have to have cracks repaired or the surface patched from time to time. Pavers typically only require joint sand replenishment every few years (you may also have to remove weeds that grow between the pavers periodically).

Appearance and curb appeal are both important considerations for South Florida homeowners, as you not only want to enjoy your property’s aesthetics now, but you’ll also want potential buyers to find your property attractive when you decide to sell your home. 

This may be the situation in which the difference between asphalt and pavers is starkest. While asphalt driveways are fairly dull-looking and only available in black, pavers are available in a kaleidoscope of colors and can be arranged in an infinite array of patterns. Additionally, pavers simply provide an aesthetic that works very well in South Florida neighborhoods.  

Cost Comparisons: Paver vs. Asphalt Driveways

One area in which asphalt does outperform pavers is upfront costs; a paver driveway will cost you more upfront than a comparable asphalt driveway. 

However, when you consider the long-term costs of each type, that gap narrows considerably. This is largely due to the extra maintenance asphalt driveways require. The costs associated with periodically resealing and resurfacing asphalt driveways — not to mention the shorter lifespan of asphalt — make both options comparable over the long term. 

Situations in Which Asphalt Driveways May Make Sense

By this point, you probably understand that pavers are superior to asphalt for most South Florida driveways. However, there are a small number of situations in which asphalt can be the better option. This includes:

  • Your budget is limited, and you simply can’t afford a paver driveway.
  • You have a rural property, where curb appeal isn’t as important. 
  • Your driveway is exceptionally long, making pavers cost-prohibitive. 
  • You only plan on owning the property for a brief period of time.

It’s technically possible to install asphalt directly over dirt, but without a properly compacted base layer, it will almost certainly crack prematurely.

Heavy rain won’t immediately ruin asphalt, but poor drainage and repeated water infiltration can accelerate cracking and deterioration over time.
